Howdy folks.. Welcome to the price list page.. Where the rubber meets the road.. Here are a few words about our pricing and estimating procedures:
You have to know that we will be glad to come and look at any job you might have, but if you know a rough starting point, it makes the whole process smoother, faster, and easier. Here’s how it works.
The rates below are starting prices. We have used our experience in washing, staining, and sealing hundreds of homes, decks, driveways, and other things to come up with some numbers that are pretty close.

Variances (up or down) may occur for:
- Terrain - If you live on the side of a mountain, it may cost more than if you live on flat ground.
- Vegetation - The extra work in protecting delicate things like Japanese Maples takes time.
- Elevation - More stories equals more work, more time, and more detergents.
- Type and condition of material to be cleaned- If the house is lime green with mold and looks like a lab culture, it will take more detergents and will cost more than a standard maintenance wash. Simlarly, synthetic stucco (a very thin coat of color over foam) is a very delicate item and cannot be cleaned the same way as, say, Hardi-Plank(concrete siding), thus, the cost will be different.
- Location- Do we drive 5 miles or 50? Fuel costs nearly three bucks a gallon now, so it really does matter.
- Other stuff - Doggie yard mines(eeeww), moving a truckload of stuff around, fighting a jungle of bushes, trees, and shrubs, fences, etc, etc, etc....
Example:
- 1800 sq. ft. ranch style home within 5 miles. vinyl siding, annual wash, flat ground, no major landscape issues. The price might be as low as $135.00.
- Same house, but has hundreds of Marmaduke size yard mines, a fantastic Japanese Maple 2 feet from the windows, never been washed, and is 40 miles away. As you might imagine, the price is going to be a good bit more.

Fact is, we are pretty good at what we do and can usually quote you within about $25.00 right over the phone. This makes Governor Sonny and Prez. George pretty happy, because we are conserving the fuel.
